HC Green Development Fund Limited Partnership (HCG) is a Delaware limited partnership between the California Public Employees’ Retirement System (CalPERS), as a limited partner, and Hines HCG Associates Limited Partnership (Hines), as general partner. HCG was formed on August 25, 2006. HCG’s primary purpose is to develop LEED® certified office projects within the United States.

In 2004, Hines became the first real estate firm ever to have been recognized with the Environmental Protection Agency's ENERGY STAR® Sustained Excellence Award. Prior to that, Hines was named ENERGY STAR Partner of the Year three years running, from 2001-2003. And, in 2009-2012, Hines was again recognized with the ENERGY STAR Sustained Excellence Award. Currently, more than 150 Hines owned or managed buildings have been awarded the ENERGY STAR label.

Design Architect

Headquartered in New Haven, Connecticut, Pickard Chilton is an international architectural practice noted for its expertise in the design of large, complex buildings including corporate headquarters, high rise commercial office towers, hotels, academic and health care facilities. Recently completed projects include: 1180 Peachtree in Atlanta, Georgia; the CalPERS Headquarters Complex in Sacramento, California; ConocoPhillips West Campus in Houston, Texas; Wells Fargo Financial Northstar Building in Des Moines, Iowa; and the Orville L. Freeman Building in St. Paul, Minnesota. Pickard Chilton is currently designing corporate headquarters, skyscrapers, luxury hotels and mixed-use developments in Atlanta, Chicago, Houston, Calgary, Montreal, Kuala Lumpur and the Middle East.

Kendall/Heaton Associates was founded in Houston in 1978 upon the premise that a clear distinction between the design phase and the production phase of a building assures the client of a more efficient allocation of time and resources to each phase. General Contractor

Harvey has been operating as a full-service general contractor in Houston, Texas for 50 years, and has had an excellent relationship with Hines for the same period of time. The philosophical approach to a project has not changed since inception. Harvey still has a project leader, project manager, and superintendent who begin with projects in the preconstruction phase and finish at project completion. Although the philosophy is different than other general contractors, the practice and work product have made them the top ranked general contractor in Houston for several years running. In Houston, there is no other contractor who has the high-rise experience coupled with Hines experience that Harvey has. Harvey has produced over 35 high-rise buildings in Houston and Central Texas (many for Hines) and Harvey has successfully completed over 400 Hines projects.
